Booking Terms & Conditions

Please read our Terms and Conditions before booking: 

Reservations

To secure your booking, we require a £100 deposit regardless of the length of your stay. You can pay your deposit by card over the phone, or we will send you an email invoice with facility to pay online. Sorry we do not accept cheques. Once we have received your deposit we will send you a full booking confirmation email. 

Please note your booking is not confirmed until we receive a deposit. We reserve the right to take another booking if we do not receive your deposit within 48 hours of your initial enquiry and request to book. 

The balance of your total booking cost is due 48 hours before check in. 1 week prior we will send you an email invoice with facility to make a card payment online. Once full payment has been received, we regret there are no refunds. 

Cancellation

In the event you (the guest) need to cancel your booking, your deposit is refundable (minus card processing fees of 2.5%) as long as you cancel more than 35 days before you are due to check in. Any less than this and we will retain your deposit. 

In the case of a no show, we will retain your deposit.

Should it become necessary for us (Hir Kemmyns B&B) to cancel a booking, we will give you as much notice as possible. Reasons for such a cancellation might include illness within our family; extensive damage to our property caused by a house fire, flood, or similar. Unfortunately there are some exceptional circumstances where we may be forced to cancel or delay a booking with only 4 hours notice of your planned check-in. Such circumstances would likely involve damage from a previous guest to the B&B room you are due to take. In both instances we will contact you immediately and any payments made to us for cancelled holidays will be refunded in full. If your holiday is delayed by us, we will refund you for the lost nights. We will give you as much assistance as we are able to find alternative accommodation in the area. However, we are not able to cover any costs and expenses associated with you booking alternative accommodation, or cancelling your trip. 

If we (Hir Kemmyns B&B) are forced to close the B&B due to a force majeure (e.g. public health emergency, natural disaster, terrorist threat or attack), we will get in touch to discuss postponing your visit. If this is possible, we will either transfer your deposit to alternative dates, or offer you a deposit voucher valid for stays completed within 12 months of your original stay. If you cannot postpone, and are within the 35 day cancellation policy, we ask you to claim your deposit through your travel insurance. If you are outside the 35 day cancellation policy, we will return your deposit (minus card processing fees of 2.5%). 

We ask for your understanding on our cancellation policies. We are a small business and cancellations have a big impact on us because it's likely we will have turned other potential guests away. We advise all guests to take out personal travel insurance to make sure they are covered. 

Arrival and Departure

Check in is from 4pm. Please do not arrive before check-in time at 4pm. If you anticipate arriving after 8pm please get in touch so we can organise late check in. 

Check out is by 10am on the morning of departure. Unfortunately late check out is not possible because we have a limited window of time to clean the rooms ready for the incoming guests. 

Breakfast

Continental breakfast (fresh fruit salad, yoghurt, cereals, homemade bread and jams, fruit juice, tea and coffee) is included in the price of your stay. We do our best to cater for all dietary requirements; please let us know when you book if you have any specific requirements relevant for a continental breakfast. 

Car Parking

We offer guest parking, 1 car per room, clearly signposted in our driveway. Please park considerately.

Electric Car Charging

We have a 16 amp ECV overnight charging point on the front of the house. You will need to supply your own charging lead. We charge £5.00 per overnight charge. 

Accessibility

Our guest room is on the ground floor. There is step-free access (over a small ledge at the front door) from the drive. The patio doors are one step down onto the patio. All doorways are 80cm wide. The en suite bathroom has step over bath with overhead shower. Breakfast is usually taken upstairs in the first floor dining room, unless it's a warm sunny day in which case you are very welcome to take it downstairs on your private patio. Please contact us if you need more information, we will be very happy to help. 

Damage

This is our dream house, and our family home, please respect it. You are liable for any breakages or damages you cause to the accommodation and its contents. Please report them to us asap, especially if you spill something; spillages are much easier to clean if we deal with them early. We don't normally charge for accidental breakages, unless the charge for repair or replacement is significant (e.g. a mattress, item of furniture, or bathroom suite). We have wooden floors throughout the house so please do not wear stiletto heels indoors. Please use the luggage rack provided in your room to save putting dirty suitcases on the white bed linen. Please remove make-up before going to bed to avoid staining the sheets. Please do not eat in our white bed sheets. Please do not take our white bath towels to the beach; there are beach towels supplied in your cupboard.

Missing Items

We will charge you for any items missing from the accommodation on your departure. 

Septic Tank

We have our own private drainage system. Please do not flush anything other than toilet paper down the loo. Anything else may block our septic tank. We provide sanitary disposal bags for other waste, please use them. 

Smoking and Vaping

We have a 100% no smoking and no vaping policy at Hir Kemmyns. We ask that you do not smoke or vape anywhere on the premises, including outside. Guests who ignore this will be asked to leave immediately, and will be liable for the cost of deep cleaning any rooms contaminated with smoke, as well as the cost of any remaining nights of their stay. 

Keys 

On arrival you will be given a set of keys to your room, including your patio door, for the duration of your stay. Please look after them. Lost keys will be charged at £20 per set. 

Pets

We do not accept pets. Well behaved assistance dogs are welcome. 

Visitors

We ask that guests do not bring additional visitors back to their room unless previously agreed with us. Absolutely no parties.   

Liability

We do not accept any liability for damage, loss or injury to any member of your party or any vehicles or possessions whilst on our premises, unless proven to be caused by a negligent act by ourselves.
